While serving as a Principal of CSRS, Inc., I had the distinct opportunity to partner with Brailsford Dunleavey as the Development Advisor on a landmark Public Private Partnership (P3) project for Louisiana State University (LSU). Entrusted with the task of orchestrating a development strategy, our focus was the transformation of approximately 30 acres of prime campus land, strategically located opposite Tiger Stadium. The ambitious blueprint required the seamless integration of over 1,500 student housing units, a multi-level parking structure, state-of-the-art gym, diverse meeting spaces, commercial facilities, expansive park/recreational zones, and the meticulous revamp of an adjacent state highway section.
Further amplifying the project's significance, our mandate expanded to the sensitive redevelopment of several iconic dormitory structures, punctuated by the addition of new student accommodation blocks across the LSU campus.
Adding layers of complexity, this venture was LSU's pioneering foray into the P3 domain, setting it apart as the largest P3 endeavor in the U.S. during its inception. The multifaceted nature of the project, involving numerous stakeholders, intricate logistical challenges, and the collaboration with a dynamic private developer - Rise Realty, underscored the collaborative ethos which propelled the project to fruition. Such was the project's resounding success; it not only echoed the high financial value, scaling hundreds of millions but also established an innovative framework for LSU's future infrastructure endeavors.
